Kodiak is your one-call source for support as you make your 1031 Exchange. Identifying the right properties before the 45-day deadline is just the beginning. We also perform the due diligence, negotiate contracts and even arrange for property management after the sale is completed.

Acquisition of Properties for Exchange

Through our extensive network of agents, Kodiak identifies a broad selection of available real estate in numerous markets, nationwide. Upon finding the properties, we initiate and negotiate Letters of Intent and contracts for purchase of our clients' exchange properties. We will also negotiate the purchase on the client's behalf with the exchange client and Qualified Intermediary.

Kodiak then arranges and coordinates permanent financing for acquisition of the property. We work with a variety of lenders to ensure that the exchange requirements and client's needs are effectively balanced.

We further assist our clients by coordinating the closing with the seller, Qualified Intermediary, and lender. Because of our comprehensive hands on experience, Kodiak Partners makes the process as seamless as possible.

Due Diligence

We assist our clients with due diligence services, both physical and financial to justify the purchase requirements of exchange properties. We will also coordinate due diligence for lender requirements.

Property Management

Kodiak provides professional property management and leasing services for our clients after the purchase. We submit monthly operating reports and cash flow distributions to the client.

Disposition

Kodiak also arranges for the disposition/sale of the client's TIC property and can coordinate a forward exchange into another property that meets the 1031 exchange parameters.
